Compliance, written so it can be read

Which obligation applies

Building and property managers are often left unsure which HVAC items are a warranty condition, which are an essential service, and which are simply good practice. Insurers ask. Standards apply. A missed fire-damper or duct-heater routine is a different problem from a dirty filter, and it is written that way.

The plant goes on a program that covers the compliance items, manufacturer requirements, and the practice that keeps it running. Findings come back in a report, so an auditor or an insurer is not reconstructing the year from a stack of invoices.

Essential services on the maintenance lists include fire-mode operation, stair pressurisation, car park systems, electric duct heaters and fire dampers, where the building has them.
